LAS VEGAS (FOX5) — Four new businesses are set to open at the Monument at Calico Ridge in Henderson. A property that sat idle for years after the 2008 housing crisis.

Owner Mike Young says a barbershop is expected to open around April or May. A golf cart sales retailer and a golf cart simulator business with a full restaurant and bar are coming, as is a liquor store featuring higher-end wines and local beers.

Existing tenants cite awareness challenges

Nick Lewis, owner of New Era Performance and Recovery, said he would like more of the surrounding community to learn about his business.

“I wish we could get a little bit more of the community involved around here to understand what we do and why we do it,” Lewis said. “Such as from the Lake Las Vegas area, Calico Ridge area, Tuscany area and even the whole Henderson area as well.”

Orthodontist Dr. Tate Chauncey said his practice has grown from scratch in the two years he’s been open at Calico Ridge and Lake Mead.

“But we do have people that come in, and they say, ‘Oh, we had no idea you were even here,” said Dr. Chauncey. He added, “And it’s so convenient, not having to jump on the freeway for all these people in Lake Las Vegas, Tuscany, and Cadence.”

Businesses say it’s hard to see the businesses from Lake Mead. And many in Cadence may be unaware of the Monument at Calico Ridge because cars turn off into Cadence before getting to the businesses. The property is located off Lake Mead between Cadence and Lake Las Vegas.

At least two businesses have previously left the property. And one business told FOX5 it is struggling to stay afloat.

Nearby development seen as opportunity

Businesses said they are watching construction at Three Kids Mine, a development site up the road expected to bring a few thousand homes, with traffic passing directly by the property.

A manager at Giuseppe’s by the Lake, which has two other valley locations, says business has been good at the Calico Ridge Location. The business includes a restaurant and bar, which includes gaming. The business is open 24-7.

“I think we knew we were going to be busy. We didn’t think we were going to be that busy. I think our restaurant did the most food among all three restaurants. So that was great,” said Giuseppe’s manager, Izabella Maenza.

But Maenza says, like other businesses, they would like to see more traffic and have discussed billboards.

Young said he would consider billboards but had not yet discussed the idea with tenants as of the last check.
