Nevada essential workers eligible for K home downpayment

LAS VEGAS (FOX5) — Governor Lombardo is on a mission to ensure Nevada’s essential workers have access to affordable housing through a new program, which passed in the 2025 Legislative session.

According to officials, the Worker Advantage Program will offer a $20,000 down payment assistance for qualifying residents. This was made possible by the assistance initiative created through Gov. Lombardo’s Nevada Housing Access and Attainability Act (AB540).

Government officials report $18 million in funds is available through the program, with a goal to help 900 Nevada residents with dreams to become homeowners. The funds will be distributed on a first-come, first-served basis.

“The Worker Advantage Program is one way we can support hardworking Nevadans who support all of us by helping them build stability and equity through homeownership,” said Steve Aichroth, NHD Administrator.

Qualifying Professions

  • Health Care
  • Education
  • Public Safety
  • Construction

The Nevada Housing Division says Homebuyers who qualify will receive $20,000 in down payment and must use the total funds directly toward a down payment.

Additional Program Highlights

  • No-interest, no-payment, non-forgivable 30-year second mortgage.
  • Applicant must have lived in Nevada for more than 6 months.
  • Household income limit: up to 150% of Area Median Income (AMI).
  • Not limited to first-time homebuyers.
  • Eligible purchase price up to $806,500.
  • Home must be a primary residence.
  • Previous Home Is Possible recipients are ineligible.

Those who qualify and are interested in applying are recommended to contact a Home is Possible certified lender before applying for the Worker Advantage Program. Officials say you can find a list of certified lenders online as well.
