LAS VEGAS (FOX5) — Earlier this year, the City of Henderson approved over $50 million for a new redevelopment project that would turn old office buildings into a new retail destination.

The project will transform 10 acres of office space into an open-air retail campus. The development includes a central bar, outdoor lounge, covered patios, food kiosks and a children’s play area.

Monday, The Cliff, near Green Valley Ranch, announced its first wave of retail tenants.

The 100,000-square-foot development will feature Arhaus as its anchor tenant, along with The Taco Stand, Killer Whale Creamery, Lyte House, The Barista Botanist and Next Health.

Arhaus signed a lease for 15,916 square feet at The Cliff. The home furnishings retailer operates more than 100 showrooms across the United States and works with artisans worldwide to design furniture and décor.

The Taco Stand will occupy 1,783 square feet. The fast-casual restaurant chain started in La Jolla in 2013 and has grown to 17 locations nationwide. The brand serves charcoal-grilled carne asada, handmade tortillas and house-made salsas.

Killer Whale Creamery will take 1,045 square feet for its ice cream shop featuring locally sourced ingredients. Lyte House will occupy 1,744 square feet as a supplement lounge serving functional mixtures with mood-enhancing botanicals and adaptogens.

The Barista Botanist will use 1,523 square feet for its plant retail and café concept, serving organic coffee, matcha and food items. Next Health will occupy 2,180 square feet offering wellness treatments including IV therapy and aesthetic services.

AO Architects designed the project located at 2500–2550 Paseo Verde Parkway. Construction will begin in early 2026, with tenants expected to open by late 2026.
