LAS VEGAS (FOX5) — A group of buildings at Historic Commercial Center need major upgrades for code compliance, according to officials with the Clark County Redevelopment Agency.

FOX5 has told you about the vision for revitalization of the aging district, helping the area become a hub for nightlife and live events.

Clark County already owns the parking lot. The County recently paid $10 million to acquire buildings that include New Orleans Square.

In a proposal and presentation before the Redevelopment Agency, to bring New Orleans Square up to code, major interior upgrades are needed for walls, fire sprinklers, alarms, bathrooms, elevators and accessibility for people with disabilities.

One proposal would require around ten remaining tenants to move out simultaneously to start construction. All the tenants would be given aid to temporarily move to a part of Commercial Center before they can finally come back, according to County Commission Chair Tick Segerblom.

If the current proposal gets approved as is, it would be 18 months until all tenants would have to move. Construction could last about a year, Segerblom tells FOX5.

The cost of all upgrades could be $15 million, according to the presentation.

“Collaboration with the tenants who want to stay – I think it’s important, because then we would find out who’s moving and who’s not. There’s a lot of good about the buildings, but there are some things that do need to be rehabbed,” said Monica Gresser of Brazen Architecture. Gresser said that many tenants want to stay involved in the revitalization effort.

Commissioners asked for consideration of other options before approval: could construction be done in phases, to make sure all tenants don’t have to move out at once? Could the County partner with a private developer on the project?

Commissioners also voiced concerns over construction delays and unforeseen challenges during code upgrades.

A vote on the proposal was delayed so county staff could research answers to commissioners’ questions.
