LAS VEGAS, Nev. (FOX5) – The Historic Westside is about to get a multi-million dollar makeover with a first-of-its-kind mixed use development.

After years of underinvestment and projects falling through, groundbreaking is set for Thursday, March 20, 2025. Local Chelsea Frazier understands there is a price to progress.

Neighbors like Frazier are annoyed with the road work that’s been going on well before the groundbreaking as they say ongoing road construction will only add to some existing traffic headaches.

“I ride the bus so they can’t stop right here. They have to go further, and I’m like, I want to get home,” Frazier said.

Frazier has lived in the Historic Westside since she was a middle schooler.

“It’s not a bad area. Some houses, you know, there’s a lot of potential. If they get it up and running and we can get all this under control, you know,” Frazier said.

County Commissioner William McCurdy II tells us the construction and reinvestment only mean positive things. As a local, he would know.

“My parents, you know, we’ve been here for quite some time, and this particular parcel that we are developing on has never been developed before,” McCurdy said. “I can only imagine how it must feel being there for decades on end and never seeing the development. And we’re changing that.”

As for that traffic, the commissioner addressed that head-on, telling FOX5, “for right now it’s going to bottleneck traffic a little bit, but at the end of the day, when it’s all said and done, it’s going to be really awesome for the residents to be able to walk on these new sidewalks, to be able to drive on these roads,” as he addressed the street improvement projects taking place at the same time.

The $53 million microbusiness park is meant to boost workforce housing and local business with affordable housing options.

There will be 76 housing units, and 20,000 square feet of retail, office and restaurant space.

Housing options range from $900 to $1,800 a month for a studio to a three bedroom.

Frazier explains why the project could be a gamechanger.

“If you started a job, so you know you have an apartment over here so you, let’s say you start working. Now you don’t have to go too far. The buses are here. It’s more convenient,” Frazier said.

Commissioner McCurdy says there will be six retail spaces on the lower level of the commercial part of the business.

They can house up to a few dozen businesses there.

He adds it will involve hundreds of workers, and he thinks they can stay on time and on budget with an opening in the summer of 2026.

“It’s not about me, it’s about the community. I’m excited that they’re going to be able to see something new go up,” Frazier said.

FOX5 learned the development is in a strategic location, next to the Las Vegas Culinary Academy and Nevada Partners. This will help create unique opportunities for workforce development and businesses to come together.

As for which businesses and restaurants are going in this area, the commissioner says they haven’t gone through the selection process yet, but they have 300 businesses that would be eligible to get in on the action.
