LAS VEGAS (FOX5) — Dozens of northwest Las Vegas neighbors voiced concerns in a heated community meeting about a proposed housing development near their communities in rural areas.
The 19-acre plot of land sits at the northwest corner of Ann Road and Egan Crest, just west of Hualapai Way.
A representative for Pulte Homes answered neighbors’ concerns in a meeting at the Mountain Crest Recreation Center.
“We will then do landscaping here, but then rural standards- meaning no curb, gutter, or sidewalk. We think that’s a characteristic of the neighborhood and certainly an improvement of what La Mancha [Avenue] looks like today,” the representative said.
At an early September Planning Commission meeting, the developer representative presented reasons for a zone change to allow denser development on the plot of land; zoning for the area allowed 2 homes per acre; in documents, staff described lot allowances could shrink to 10,000 square feet.
“The traffic, the noise, the lights, the sidewalks. We don’t have that, we don’t want that,” one concerned neighbor tells FOX5.
Staff presented documents for a denial of the project due to density proposals and also noted a key reason: “Rezoning request conflicts with the terms of the Interlocal Agreement;” the City of Las Vegas and Clark County would both have to agree on the project.
Commissioner April Becker provided this statement to FOX5:
“I would like to continue the interlocal agreement because it protects the residents of the Northwest. Currently, the City of Las Vegas isn’t complying with the agreement with the zoning that is being put forth.”
On X, Becker posted this statement:
“This is a complicated issue, but it’s important because I know how zoning and development impacts your life. Sometimes when government screws up, they look to pass the buck or get bailed out. The city was caught screwing up zoning again and wants the county to bail them out once more. Just another money grab by the city. The city has screwed up a lot lately, makes you really question what the heck they are doing.”
FOX5 asked city officials for a response on Becker’s statements.
On Sept. 8, the proposal was held in abeyance by the city Planning Commission; commissioners asked the developer to make changes to better suit the rural area, such as making more properties one-story homes.
the City Council has not heard the proposal.
