LAS VEGAS (FOX5) — A major affordable housing development aimed at supporting Southern Nevada’s veterans is moving forward after gaining unanimous approval from Clark County leaders.
The Clark County Commission voted 7-0 on Wednesday to approve a $90 million veteran-focused project in the Sunrise Manor area. It marks the second major veterans housing initiative approved locally this year, following the greenlight of another affordable development in North Las Vegas this past April.
Fixx Development Corp. plans to construct the complex, dubbed Patriot Housing LV, on a nearly 15-acre parcel near Tree Line Drive and Vegas Valley Drive. The land was originally sold by the Las Vegas City Council in December for nearly $9 million, sparking ongoing talks between veteran advocates and local officials to address the region’s rising housing demand.

The planned community will include 348 total units focused on supporting low-income residents, with 108 of those designated as transitional housing for unhoused veterans.
Vincent Palmieri, national director of suicide awareness for Purple Heart USA, has closely monitored the project through public county meetings. He noted that commissioners initially raised questions about how prospective residents would verify their military background, as well as rezoning the former industrial area into residential space.
“It’s very simple, I think, to check their ID, even if they’re homeless, because if they’re a veteran, there’s a record of it,” Palmieri said.
Palmieri views the shift in zoning as a major benefit, noting the site’s proximity to neighborhood resources: “Right down the street is a church, a school. So 10, 15 minutes away from the complex is everything that the veterans need.”
Plans for the facility emphasize emotional wellness and quality of life for former service members and their families. Amenities will include a recreation center with a pool and jacuzzi, walking trails, pickleball courts, a children’s play area, a pet park, and sound healing technology designed to aid nervous system recovery.
The development will also feature 24-hour security and dedicated shuttle services for residents who do not drive to access groceries and essentials.
While advocates praise the unanimous vote as a meaningful milestone, Palmieri stressed that continued investment is crucial as Southern Nevada’s veteran and homeless populations grow.
Construction on Patriot Housing LV is expected to be completed in 2028.
