HENDERSON, Nev. (FOX5) — The City of Henderson announced a partnership Tuesday to transform the former Fiesta Henderson hotel-casino site into a major sports-anchored indoor recreation and entertainment destination.
Agora Realty and Management Inc. has been selected to develop the prominent 35-acre property, located at the intersection of I-11 and I-215.
The developer’s plans feature a major indoor tournament sports facility designed for basketball, volleyball, and community programming, alongside a youth sports field. The surrounding area will also include restaurants, retail spaces, a hotel, family entertainment, and public spaces for community gatherings.

“When the City purchased this property in 2022, it was a strategic investment in the future of our community,” Henderson Mayor Michelle Romero said. “Our goal was to create a new destination that our residents and families could enjoy, one that improves the quality of life in our community while driving economic growth.”
City officials gathered feedback from more than 5,000 residents to shape the proposal, which previously faced setbacks. An initial developer had sought a public subsidy that the city declined. Following a vetting process of about 30 developers, staff chose Agora.
Under the new agreement, Agora will retain ownership of the project and cover development costs, saving Henderson taxpayers from a previously estimated $60 million expense for a city-funded field house.
“Our goal is simple,” Agora CEO Kerry Lefton said. “Take a site from Henderson’s past and transform it into the destination that defines Henderson’s future.”
The project will now move forward to public hearings for the purchase, sale, and development agreements. A timeline for breaking ground has not yet been announced.
