LAS VEGAS (FOX5) — Demolition has begun at the former Grant Sawyer State Office Building in Las Vegas, clearing the way for a residential development of more than 1,000 homes in the Cashman District, according to the Governor’s Office.
The City of Las Vegas selected Lennar Homes to redevelop the property following a competitive process. The Las Vegas City Council approved the $36.15 million sale in March 2025.
Construction on the residential development will begin after demolition is complete and after Las Vegas Lights FC concludes its 2026 season.

The demolition follows a multi-year effort that began when Gov. Joe Lombardo directed state agencies to relocate employees from the Grant Sawyer Building to an office campus near Harry Reid International Airport. The state said the move saved $207 million.
“From reforming state policy and investing in housing development to putting surplus state land back into productive use, my administration has taken a comprehensive approach to making housing more attainable for hardworking Nevada families,” Lombardo said. “Rather than allowing this property to sit underutilized, we’re helping create a community where more than 1,000 Nevada families will have the opportunity to achieve the dream of homeownership. I want to thank the City of Las Vegas, Lennar Homes, and the hard work of our state agencies that made this project possible.”
In 2025, Lombardo signed the Nevada Housing Access and Attainability Act, bipartisan legislation the administration said is designed to reduce barriers to development, invest more than $133 million in attainable housing projects statewide, provide assistance for working families seeking homeownership, and establish new infrastructure funding to lower development costs for builders.
“One of the city’s top priorities is housing,” said Mayor Shelley Berkley. “We need residential developments for all income levels. I want to thank Lennar and the State of Nevada for partnering with the City of Las Vegas to develop this new neighborhood in the center of our city.”
“We urgently need more attainable housing in Las Vegas, and Lennar is delivering more than 1,000 new homes to downtown and Ward 5,” said Ward 5 Councilwoman Shondra Summers-Armstrong. “These new homes will help revitalize the area, expand homeownership opportunities, and give more working families the chance to put down roots and call Ward 5 home.”
